Sleeping 42 over 8 properties with 20 bedrooms and 14 bathrooms, the properties include the historic walled garden cottages and newly converted Stableyard. The Granary provides dining space for the whole group along with a bar area, games room and services for catering. The formal walled gardens and Stableyard courtyard provide intimate private spaces for groups to enjoy as well as access to the sunset meadow and wider estate facilities.

Large Group of Holiday Cottages, North Norfolk
A new development at Fring Estate, now open for bookings from autumn 2025. The Stableyard is a collection of renovated stables into modern holiday cottages set on a private estate in the idyllic North Norfolk countryside. Ideal for large groups of family or friends who are looking to enjoy shared spaces but with the flexibility of staying in individual holiday cottages. The stylish stables sleep a total of 14-24 guests, plus you will have exclusive access to a large event and dining space, The Granary, complete with games room and bar.
History & Overview
Once a working stableyard located at Church Farm on the Fring Estate in Norfolk, the newly restored and thoughtfully renovated stables are now a far cry from their original purpose of housing shire horses, ponies and coaches. Yet, as with all our holiday cottages here at Fring Estate, bringing these dilapidated yet once important buildings back to life whilst respecting their historic significance was at the heart of this new development. Exposed flint and brick walls, rustic wooden beams stretched across vaulted ceilings and unique character features have been retained to showcase the beauty of the buildings, whilst adding the modern touches needed for everyday life.
Steeped in history, this unique Norfolk holiday destination is ideal for large groups of families and friends who are looking to enjoy shared spaces but with the flexibility and freedom of staying in individual properties. Perfect for groups of 14 to 24 guests, The Stableyard includes 5 to 6 modern holiday cottages all situated on one site with exclusive access to The Granary. Originally used as a grain store until the 1980’s, The Granary is now an airy and stylish space designed to bring families and friends together, complete with bar area, games room and group kitchen. During the summer months (from April to September), guests can also enjoy the shared outdoor heated swimming pool and tennis courts, located within the estate parkland just a short walk from The Stableyard.

Surrounded by Norfolk countryside, this group of holiday cottages offers a tranquil and relaxing escape, whilst only being a stone’s throw from some of Norfolk’s busier spots to visit including Brancaster beach, Burnham Market and Holkham.
Just a short walk from The Workshop Reception and Café (opening in 2025), The Stableyard is set within a peaceful corner of Fring Estate, overlooking the picturesque church meadow and All Saints Church. The surrounding estate parkland is free for guests to explore during the summer months (from April – September) and there are many local walks to enjoy, including the historic Peddar’s Way.

The Walled Garden Cottages are a unique group booking option on Fring Estate that combines three holiday cottages to suit groups of either 12, 16 or 18* guests. Ideal for family or friends that want to enjoy time together but with the space and privacy of staying in individual holiday cottages. Framing the estate's formal walled garden, this beautiful collection of holiday cottages includes Gardener's Cottage (sleeps 10), Park Cottage (sleeps 6) and The Potting Shed (sleeps 2). Plus, guests will have exclusive access to the outdoor wood fired hot tub and sauna nestled in the scenic walled garden.

Situated close to one another and framing the estate's formal walled garden, this group of 3 holiday cottages have been thoughtfully restored to create modern and comfortable holiday cottages. The flexible group booking option allows guests to choose which holiday lets will suit their group. For bookings of 12, the cottages include Gardener's Cottage (sleeps 10) and The Potting Shed (sleeps 2). If you are a group of 16* you will stay in Gardener's Cottage (sleeps 10) and Park Cottage (sleeps 6), and for larger group bookings of 18* then we combine all three cottages.
The Walled Garden offers guests the opportunity to enjoy your very own corner of a private estate in North Norfolk. With exclusive access to the beautifully restored walled garden, now complete with outdoor wood fired sauna and hot tub overlooking the gardens and surrounding countryside. Plus, The Walled Garden is just a short walk away from the shared estate facilities, including an outdoor heated swimming pool and tennis courts.
